The market is in a bottleneck/traffic jam/standstill/impasse...If you need to move, you need to list! Sellers are worried about finding their next home, but I have yet to have a homeless seller!


HISTORICALLY EXTREMELY LOW INVENTORY has produced a different landscape of real estate phenomenons!


1. GET IT SOLD & RENT IT BACK This gives sellers ample time to find their new home. Sellers are staying in their home an extra 1-6 months! Advantages: A) Buyer gets to lock in a very low interest rate. B) Seller has the equity in hand to write an offer without a home sale contingency, strengthening their offer in a multiple offer situation.


2. JUST GET THE HECK OUT & GO You know you are going to move to FL, TN, SC or Co. Advantages: A) So much easier to buy a home when you are in the state you want to live. B) Take advantage of the extremely low inventory and get a fantastic price for your home! C) You will not have a home sale contingency.


3. THE LONG GOODBYE (close date) Typically, contracts have a closing date that is 4-6 weeks out. List during this crazy low inventory, secure a great price and ask for a 3-month close date allowing you time to find your new home.
